External Wall Surveys
External Wall Surveys (EWS)
External wall surveys help NLM ensure buildings remain safe and meet current fire safety standards.
What is an external wall survey?
An external wall survey is an inspection of the outside of your building. It looks at elements such as cladding, insulation, fixings and fire safety features. The purpose of the survey is to check that these elements are in good condition and performing as expected. These surveys are routine and do not mean the building is unsafe.
What is the survey for?
The survey helps us to:
- Assess the condition of the building’s external walls
- Confirm that fire safety standards are being met
- Identify if any repairs or improvements are required
This forms part of NLM’s wider approach to maintaining safe homes.
What you may see during the survey
During surveys and follow-up works, you may notice:
- Surveyors, contractors and consultants attending site
- Work at height using scaffolding, platforms or rope access
- Small sections of materials being inspected or temporarily removed
- Access to communal areas or balconies where required
You may see these teams attending more regularly, particularly where further checks or works are required.
What you need to do
To support the survey, please:
- Keep balconies and window areas clear for access
- Follow any temporary signage or safety instructions
- Provide access if your home is selected for inspection (you will be given notice)
What you do not need to do
- You do not need to move out of your home
- You do not need to make any changes to your property
These surveys are precautionary and carried out as part of ongoing safety checks.
Surveyors will only enter your home if necessary and with prior notice. They will carry identification and follow all relevant procedures.
How this may affect you
There may be:
- Short periods of noise
- Temporary restrictions to areas such as balconies
- Increased site activity where surveys and follow-up works are taking place
We will aim to keep any disruption to a minimum and carry out works during reasonable hours.
Remedial works and ongoing inspections
If the survey identifies any issues, further investigations or remedial works may be required.
In some cases, this can form part of a longer-term programme of works. During this time:
Additional inspections may take place
- Contractors, surveyors and NLM staff may attend more regularly
- Work may be carried out in phases
Residents will be kept informed throughout the process, including any works that may affect them directly.
Keeping your building safe
External wall surveys are a normal part of building safety management. They help ensure your building remains safe and compliant.
If any issues are identified, NLM will inform residents and explain the next steps.
