Role Outline

We’re looking for a proactive and organised Maintenance Officer to help deliver a high-quality, cost-effective repairs and maintenance service for NLM properties. You’ll play a key role in managing day-to-day repairs, contractor performance, estate inspections, and ensuring compliance with health & safety standards.

Key Responsibilities

Repairs & Maintenance

  • Operate the Association’s repairs system, logging calls, raising orders and managing invoices.
  • Carry out pre- and post-inspections to monitor quality and identify rechargeable works.
  • Monitor contractor performance against KPIs and ensure high standards of delivery.
  • Manage out-of-hours repairs and emergency callouts as required.
  • Familiarise with SOR code and apply to raise maintenance work order

Contractor & Programme Management

  • Oversee approved contractors, ensuring qualifications, compliance and strong performance.
  • Support the delivery of planned and cyclical maintenance programmes, including gas servicing.
  • Update stock condition data and contribute to long-term asset planning.

Void Properties

  • Inspect and organise repairs to voids quickly to minimise rent loss.
  • Work closely with Housing Management to ensure properties are ready for new tenants.

New Build & Defects

  • Attend site inspections during construction and support smooth handover.
  • Manage the defects liability process with tenants, leaseholders and contractors.

Estate & Property Management

  • Carry out regular estate inspections, overseeing landscaping and cleaning contractors.
  • Identify and order necessary repairs, liaising with Housing staff on estate issues.

Health & Safety

  • Monitor compliance of fire safety systems, servicing contracts and specialist equipment.
  • Maintain accurate records and ensure works are delivered safely and to regulation.
  • Working knowledge of Awaab’s law and deal with damp and mould repairs to meet legal requirement
  • Working knowledge of high-rise building safety and maintain NLM properties complaint to high rise building safety.
  • Working knowledge of decent home standard and maintain NLM properties complaint to decent home standard.

General Duties

  • Collaborate with staff across the Association to deliver excellent services.
  • Support continuous improvement and deputise for the Maintenance Manager when required.
  • Process purchase orders and invoices in line with policies.

What We’re Looking For

Experience & Knowledge

  • Background in property, building or construction (essential).
  • Experience in social housing or a similar role (desirable).
  • Track record of supervising staff or contractors and delivering high-quality services.
  • Strong knowledge of repairs, property maintenance and building safety.
  • Understanding of responsive repairs, value for money, and excellent customer care.
  • Knowledge of health & safety regulations and compliance requirements.

Skills & Abilities

  • Excellent contractor and people management skills – able to challenge, support and motivate.
  • Strong organisational, prioritisation and problem-solving skills.
  • Effective decision-maker with the ability to manage competing priorities.
  • IT literate (Excel, Word, CRMs) with accurate record-keeping skills.
  • Able to work collaboratively across teams and manage change.

Qualifications

  • Educated to A-level standard (or equivalent) as a minimum.
  • Relevant degree (desirable but not essential).
  • Building/Construction qualification (ONC/HNC) – desirable.
  • Fire safety awareness training – desirable.

  • Flexible and willing to attend occasional evening/weekend meetings and events.

  • Motivated, approachable, and able to build strong relationships with tenants, colleagues and external partners.
